AIP Eligible Properties in New Zealand

Since 6 March 2026, holders of New Zealand's Active Investor Plus (AIP) visa can buy or build a residential property valued above NZ$5 million, subject to Overseas Investment Office consent. Every residence in this collection has been assessed as meeting that threshold, so investment visa holders can begin with homes that qualify.

How AIP Buyers Acquire a New Zealand Home

Four stages, run with your own immigration and property counsel. We handle the property side — sourcing, vetting and negotiation — while your advisors handle the law.

01

Confirm your position

Establish your visa pathway — Active Investor Plus (Growth at NZ$5 million, or Balanced at NZ$10 million) — with a licensed immigration adviser before you commit to anything. The property route and the investment requirement are separate processes that run alongside each other.

02

Select a qualifying residence

The pathway covers a residential dwelling valued above NZ$5 million, whether you buy an established home or purchase land to build. Listings on this page have already been assessed against that threshold by our team.

03

Apply for Overseas Investment consent

Land Information New Zealand assesses the purchase under the national interest test. Your sale and purchase agreement should be expressly conditional on consent being granted — proceeding without it risks significant penalties. Where the land includes an existing dwelling and the price exceeds NZ$5 million, the application fee is NZ$2,040.

04

Settle with counsel in place

Once consent is granted, settlement proceeds through your New Zealand property lawyer. Your home then sits alongside your AIP investment — it is not a substitute for it.

Frequently Asked Questions

AIP Property Questions, Answered

Can Active Investor Plus visa holders buy property in New Zealand?

Yes. Since 6 March 2026, holders of a qualifying investor visa — including the Active Investor Plus visa — can buy or build a residential dwelling valued at more than NZ$5 million, subject to consent from the Overseas Investment Office.

What is the minimum property value under the $5 million plus house pathway?

More than NZ$5 million. The pathway applies to residential land where the purchase price exceeds that threshold, whether the property already includes a dwelling or is land acquired to build on.

Does buying a home count towards the AIP investment requirement?

No. The visa requires investment in acceptable investments such as New Zealand companies or managed funds — NZ$5 million under the Growth category, held for at least 36 months, or NZ$10 million under the Balanced category. The residential purchase is a separate pathway under the Overseas Investment Act and does not replace the investment requirement.

Do AIP buyers still need Overseas Investment Office consent?

Yes. Consent is assessed by Land Information New Zealand under the national interest test. Your sale and purchase agreement should be conditional on consent being granted, because buying without it can attract significant penalties.

What fees apply to an AIP property purchase?

Where the land includes an existing dwelling and the purchase price exceeds NZ$5 million, the Overseas Investment Office application fee is NZ$2,040. In other cases the fee is NZ$3,500. Standard New Zealand conveyancing costs apply on top.

What does 'AIP Eligible' mean on NZ Luxury Homes?

It marks a listing our team has assessed as meeting the NZ$5 million-plus threshold for the investor property pathway. Where the agent supplies a registered valuation or professional appraisal and we have reviewed it, the listing is additionally marked as valuation verified.
